2. Erhebung und Speicherung personenbezogener Daten

Personenbezogene Daten werden erhoben, wenn Sie eine Anfrage stellen, eine Buchung durchführen, uns per E-Mail, Telefon oder Kontaktformular kontaktieren oder sich für unseren Newsletter anmelden.

Es handelt sich insbesondere um: Name, Anschrift, Telefonnummer, E-Mail-Adresse, Geburtsdatum, Aufenthaltsdaten (An- und Abreise), Anzahl der Gäste, Nationalität (für die Gästemeldung), Zahlungsinformationen (soweit für die Buchungsabwicklung relevant) sowie Passnummer oder Ausweisnummer (gemäß österreichischem Meldegesetz).

3. Zweck der Verarbeitung und Rechtsgrundlagen

Ihre Daten werden verarbeitet für die Bearbeitung von Anfragen und Kommunikation (Art. 6 Abs. 1 lit. b DSGVO – Vertragsanbahnung/-erfüllung), die Erstellung und Verwaltung von Buchungen (Art. 6 Abs. 1 lit. b DSGVO), die Erfüllung der gesetzlichen Meldepflichten gemäß dem österreichischen Meldegesetz (MeldeG) und dem Tiroler Aufenthaltsabgabegesetz (Art. 6 Abs. 1 lit. c DSGVO – rechtliche Verpflichtung), die Abrechnung, Zahlungsabwicklung und steuerliche Dokumentation (Art. 6 Abs. 1 lit. c DSGVO), sowie den Versand von Newslettern, sofern Sie eingewilligt haben (Art. 6 Abs. 1 lit. a DSGVO – Einwilligung). Die Newsletter-Einwilligung kann jederzeit widerrufen werden.

4. Weitergabe von Daten

Eine Weitergabe erfolgt ausschließlich an die Gemeinde Zell am Ziller (gesetzliche Gästemeldung gemäß MeldeG), Steuerberater und Finanzbehörden (soweit gesetzlich erforderlich), Zahlungsdienstleister (soweit für die Buchungsabwicklung erforderlich) sowie an easy-booking.at als Buchungsplattform (Auftragsverarbeitung).

Es erfolgt keine Weitergabe an Dritte zu Werbezwecken. Eine Übermittlung in Drittländer außerhalb der EU findet grundsätzlich nicht statt, es sei denn, dies ist durch die Nutzung von Drittanbieter-Diensten (siehe Abschnitt 7) erforderlich.

5. Speicherung und Löschung

Wir speichern personenbezogene Daten nur so lange, wie dies für die Vertragsabwicklung, gesetzliche Aufbewahrungspflichten (insbesondere 7 Jahre gemäß § 132 BAO – Bundesabgabenordnung für steuerrelevante Unterlagen) sowie Meldepflichten erforderlich ist. Anschließend werden die Daten gelöscht oder anonymisiert.

6. Cookies und technische Daten

Diese Website verwendet ausschließlich technisch notwendige Cookies (z. B. Session-Cookies, Spracheinstellungen). Es werden keine Tracking-Cookies oder Cookies zu Werbezwecken eingesetzt. § 1 Geltungsbereich

Diese Allgemeinen Geschäftsbedingungen gelten für die Vermietung und Nutzung der Ferienwohnungen „Das Lisa'l" (Chalet Loft und City Loft) durch die Vermieter Helmut & Christiane Seitz, Pöttmeser Straße 169, 86669 Klingsmoos, Deutschland (nachfolgend „Vermieter"). Sie werden Bestandteil des Mietvertrages zwischen dem Vermieter und dem Gast (nachfolgend „Mieter"). Abweichende Bedingungen des Mieters werden nur anerkannt, wenn der Vermieter diesen ausdrücklich schriftlich zugestimmt hat.

§ 2 Buchung und Vertragsabschluss

Die Buchung kann über das Online-Buchungssystem (easy-booking.at), per E-Mail an servus@das-lisal.at oder telefonisch erfolgen. Die Buchungsanfrage des Mieters stellt ein verbindliches Angebot dar. Der Mietvertrag kommt mit der schriftlichen Buchungsbestätigung des Vermieters (per E-Mail) zustande. Der Mieter ist verpflichtet, die Buchungsbestätigung auf Richtigkeit zu prüfen und eventuelle Abweichungen unverzüglich mitzuteilen.

§ 3 Mietpreise und Nebenkosten

Die angegebenen Mietpreise verstehen sich pro Nacht für die gesamte Ferienwohnung (nicht pro Person), inklusive Endreinigung, Bettwäsche, Handtücher, WLAN, Heizung und Nebenkosten. Nicht im Mietpreis enthalten sind die Ortstaxe (Kurtaxe/Aufenthaltsabgabe) gemäß dem Tiroler Aufenthaltsabgabegesetz. Die Ortstaxe wird pro Person und Nacht berechnet und ist vor Ort bei Check-in oder Check-out zu entrichten. Kinder unter 15 Jahren sind von der Ortstaxe befreit. Die jeweils gültige Höhe der Ortstaxe wird bei der Buchungsbestätigung mitgeteilt.

§ 4 Zahlung

Nach Erhalt der Buchungsbestätigung ist eine Anzahlung in Höhe von 30 % des Gesamtmietpreises innerhalb von 7 Tagen fällig. Die Restzahlung (70 %) ist spätestens 14 Tage vor Anreise zu leisten. Bei Buchungen innerhalb von 14 Tagen vor Anreise ist der gesamte Mietpreis sofort fällig. Die Zahlung erfolgt per Banküberweisung auf das in der Buchungsbestätigung genannte Konto. Bei Nichtzahlung trotz Mahnung ist der Vermieter berechtigt, vom Vertrag zurückzutreten.

§ 5 An- und Abreise (Check-in / Check-out)

Check-in: ab 15:00 Uhr am Anreisetag. Check-out: bis 10:00 Uhr am Abreisetag. Abweichende Check-in- und Check-out-Zeiten sind nach vorheriger Vereinbarung und Verfügbarkeit möglich. Verspäteter Check-out ohne Vereinbarung kann mit einer zusätzlichen Tagespauschale berechnet werden. Der Mieter erhält vor Anreise Informationen zum Schlüsselübergabeprozess per E-Mail.

§ 6 Stornierung und Rücktritt durch den Mieter

Bei Stornierung durch den Mieter gelten folgende Stornobedingungen: Bis 30 Tage vor Anreise ist die Stornierung kostenfrei (bereits geleistete Zahlungen werden vollständig erstattet). Bei 29 bis 14 Tage vor Anreise werden 50 % des Gesamtmietpreises als Stornogebühr fällig. Bei 13 bis 1 Tag vor Anreise oder Nichtanreise werden 90 % des Gesamtmietpreises berechnet. Stornierungen müssen schriftlich (per E-Mail an servus@das-lisal.at) erfolgen. Maßgeblich ist der Eingang der Stornierungserklärung. Dem Mieter bleibt der Nachweis vorbehalten, dass dem Vermieter kein oder ein geringerer Schaden entstanden ist. Der Vermieter wird sich um eine anderweitige Vermietung der Unterkunft bemühen.

§ 7 Rücktritt durch den Vermieter

Der Vermieter kann vom Vertrag zurücktreten, wenn die Ferienwohnung durch höhere Gewalt (z. B. Naturkatastrophen, behördliche Anordnungen) nicht zur Verfügung gestellt werden kann, bei Nichtzahlung der Anzahlung trotz Fristsetzung und Mahnung, oder wenn der Mieter bei der Buchung wesentlich falsche Angaben gemacht hat. Im Falle höherer Gewalt werden bereits geleistete Zahlungen vollständig erstattet. Darüber hinausgehende Ansprüche des Mieters sind ausgeschlossen.

§ 8 Meldepflicht

Gemäß dem österreichischen Meldegesetz (MeldeG) ist der Vermieter verpflichtet, alle Gäste bei der Gemeinde Zell am Ziller zu melden. Der Mieter ist daher verpflichtet, bei Anreise einen gültigen amtlichen Lichtbildausweis (Personalausweis oder Reisepass) vorzulegen. Die erhobenen Daten werden ausschließlich zur Erfüllung der gesetzlichen Meldepflicht verwendet.

§ 9 Belegung und Nutzung

Die Ferienwohnung darf nur von der bei der Buchung angegebenen Personenanzahl bewohnt werden. Untervermietung und Weitergabe an Dritte sind nicht gestattet. Die Wohnung ist ausschließlich zu Wohn- und Erholungszwecken zu nutzen. Gewerbliche Nutzung bedarf der vorherigen schriftlichen Zustimmung des Vermieters.

§ 10 Haustiere

Das Mitbringen von Haustieren ist in den Ferienwohnungen Das Lisa'l grundsätzlich nicht gestattet. Ausnahmen können nur nach vorheriger schriftlicher Vereinbarung getroffen werden.

§ 11 Sorgfaltspflicht und Haftung des Mieters

Der Mieter ist verpflichtet, die Ferienwohnung und deren Inventar pfleglich zu behandeln. Schäden oder Mängel, die während des Aufenthalts auftreten oder festgestellt werden, sind dem Vermieter unverzüglich mitzuteilen. Der Mieter haftet für alle von ihm oder seinen Mitreisenden schuldhaft verursachten Schäden. Bei Abreise ist die Ferienwohnung in besenreinem Zustand zu hinterlassen (Geschirr gespült, Müll entsorgt, Fenster geschlossen). Grobe Verschmutzungen oder nicht ordnungsgemäße Übergabe können zu Nachberechnungen führen.

§ 12 Haftung des Vermieters

Der Vermieter haftet im Rahmen der gesetzlichen Bestimmungen für Schäden aus der Verletzung des Lebens, des Körpers oder der Gesundheit. Für sonstige Schäden haftet der Vermieter nur bei Vorsatz oder grober Fahrlässigkeit. Die Haftung für leichte Fahrlässigkeit ist – soweit gesetzlich zulässig – ausgeschlossen, ausgenommen bei Verletzung wesentlicher Vertragspflichten. Eine Haftung für mitgebrachte Wertgegenstände, Fahrräder, Ski oder Fahrzeuge des Mieters besteht nicht.

§ 13 Hausordnung und Ruhezeiten

Der Mieter verpflichtet sich, die Hausordnung einzuhalten und auf Mitbewohner im Haus Rücksicht zu nehmen. Nachtruhe gilt von 22:00 bis 07:00 Uhr. Rauchen ist in den Ferienwohnungen nicht gestattet. Bei Verstoß gegen das Rauchverbot wird eine Reinigungspauschale von mindestens EUR 250,– erhoben.

§ 14 Beschwerden und Mängelrüge

Sollte während des Aufenthalts ein Mangel auftreten, ist der Mieter verpflichtet, diesen unverzüglich dem Vermieter mitzuteilen, damit Abhilfe geschaffen werden kann. Unterlässt der Mieter die unverzügliche Mängelanzeige, können daraus keine Ansprüche geltend gemacht werden.

§ 15 Schlüssel

Der Mieter erhält bei Check-in Schlüssel bzw. Zugangscodes zur Ferienwohnung. Der Verlust eines Schlüssels ist unverzüglich zu melden. Die Kosten für den Austausch des Schließsystems bei Schlüsselverlust trägt der Mieter.

§ 16 Datenschutz

Die Erhebung und Verarbeitung personenbezogener Daten erfolgt gemäß unserer Datenschutzerklärung und den geltenden Bestimmungen der DSGVO.

§ 17 Anwendbares Recht und Gerichtsstand

Es gilt österreichisches Recht unter Ausschluss des UN-Kaufrechts (CISG) und der Verweisungsnormen des internationalen Privatrechts. Für Streitigkeiten aus dem Mietvertrag mit Verbrauchern gilt der Gerichtsstand gemäß den zwingenden Bestimmungen der EuGVVO bzw. des österreichischen Konsumentenschutzgesetzes (KSchG). Gerichtsstand für Klagen gegen den Vermieter ist das sachlich zuständige Gericht am Wohnsitz des Vermieters oder am Standort des Mietobjekts. Für Streitigkeiten mit Unternehmern wird das sachlich zuständige Gericht in Schwaz, Tirol, vereinbart.

§ 18 Salvatorische Klausel

Sollte eine Bestimmung dieser AGB unwirksam sein oder werden, bleibt die Wirksamkeit der übrigen Bestimmungen davon unberührt. Anstelle der unwirksamen Bestimmung tritt eine wirksame Regelung, die dem wirtschaftlichen Zweck der unwirksamen Bestimmung möglichst nahekommt.

§ 19 Schlussbestimmungen

Änderungen und Ergänzungen des Mietvertrages und dieser AGB bedürfen der Schriftform. Dies gilt auch für die Aufhebung dieses Schriftformerfordernisses. Die jeweils aktuelle Fassung der AGB ist auf der Website www.das-lisal.at abrufbar.

Personal data is collected when you make an enquiry, place a booking, contact us by email, telephone or contact form, or subscribe to our newsletter. This includes: name, address, telephone number, email address, date of birth, stay dates, number of guests, nationality (for guest registration), payment information and passport/ID number (as required by Austrian registration law).

3. Purpose and Legal Basis

Your data is processed for: handling enquiries (Art. 6(1)(b) GDPR), creating and managing bookings (Art. 6(1)(b) GDPR), fulfilling legal registration obligations under Austrian law (Art. 6(1)(c) GDPR), billing and tax documentation (Art. 6(1)(c) GDPR), and sending newsletters with your consent (Art. 6(1)(a) GDPR).

for the rental of the holiday apartments Das Lisa'l, Dorfplatz 10, 6280 Zell am Ziller, Tyrol, Austria

§ 1 Scope

These Terms and Conditions apply to the rental and use of the holiday apartments "Das Lisa'l" (Chalet Loft and City Loft) by landlords Helmut & Christiane Seitz, Pöttmeser Straße 169, 86669 Klingsmoos, Germany. They form part of the rental agreement between the landlord and the guest ("tenant").

§ 2 Booking and Contract

Bookings can be made via the online booking system (easy-booking.at), by email to servus@das-lisal.at or by telephone. The booking request constitutes a binding offer. The rental contract is concluded upon written booking confirmation by the landlord (by email).

§ 3 Rental Prices

Prices are per night for the entire apartment (not per person), including final cleaning, bed linen, towels, Wi-Fi, heating and utilities. Not included: local tourist tax (Ortstaxe) as required by Tyrolean law, charged per person per night. Children under 15 are exempt.

§ 4 Payment

A deposit of 30% is due within 7 days of booking confirmation. The remaining 70% is due at least 14 days before arrival. For bookings within 14 days of arrival, the full amount is due immediately. Payment is by bank transfer.

§ 5 Check-in / Check-out

Check-in: from 3:00 PM. Check-out: by 10:00 AM. Different times may be arranged by prior agreement subject to availability. Late check-out without arrangement may incur an additional daily charge.

§ 6 Cancellation by Guest

Up to 30 days before arrival: free cancellation. 29–14 days before arrival: 50% cancellation fee. 13–1 day before arrival or no-show: 90% fee. Cancellations must be made in writing by email to servus@das-lisal.at.

§ 7 Cancellation by Landlord

The landlord may withdraw in cases of force majeure, non-payment despite reminder, or materially false booking information. In case of force majeure, all payments are refunded in full.

§ 8 Registration Requirement

Under Austrian registration law (MeldeG), all guests must be registered with the Municipality of Zell am Ziller. Guests must present valid photo ID (passport or identity card) upon arrival.

§ 9 Occupancy and Use

The apartment may only be occupied by the number of persons stated at booking. Subletting is not permitted. The apartment is for residential and holiday purposes only.

§ 10 Pets

Pets are generally not permitted. Exceptions only by prior written agreement.

§ 11 Tenant's Duty of Care

The tenant must treat the apartment and its inventory with care. Any damage must be reported immediately. The apartment must be left in broom-clean condition (dishes washed, rubbish disposed of, windows closed).

§ 12 Landlord's Liability

The landlord is liable for personal injury within legal requirements. For other damages, liability is limited to intent or gross negligence. No liability for personal valuables, bicycles, skis or vehicles.

§ 13 House Rules

Quiet hours: 10:00 PM to 7:00 AM. Smoking is prohibited inside the apartments. A cleaning surcharge of at least EUR 250 applies for smoking violations.

§ 14 Complaints

Defects during the stay must be reported immediately to allow remedy. Failure to report promptly may forfeit claims.

§ 15 Keys

Keys/access codes are provided at check-in. Lost keys must be reported immediately. The tenant bears the cost of lock replacement if keys are lost.

§ 16 Data Protection

Personal data is processed in accordance with our Privacy Policy and GDPR.

§ 17 Applicable Law and Jurisdiction

Austrian law applies, excluding UN sales law (CISG). For consumer disputes, jurisdiction is governed by the EU Brussels Regulation and Austrian Consumer Protection Act (KSchG). For business disputes, the competent court in Schwaz, Tyrol is agreed.

§ 18 Severability

If any provision of these Terms and Conditions is or becomes invalid, the validity of the remaining provisions shall remain unaffected. In place of the invalid provision, a valid provision shall apply that most closely reflects the economic purpose of the invalid provision.

§ 19 Final Provisions

Amendments and additions to the rental agreement and these Terms and Conditions must be made in writing. This also applies to the waiver of this written form requirement. The current version of the Terms and Conditions is available on the website www.das-lisal.at.

Algemene Voorwaarden

voor de verhuur van de vakantieappartementen Das Lisa'l, Dorfplatz 10, 6280 Zell am Ziller, Tyrol, Austria

Stand: april 2026

§ 1 Toepassingsgebied

Deze Algemene Voorwaarden zijn van toepassing op de verhuur en het gebruik of the holiday apartments "Das Lisa'l" (Chalet Loft and City Loft) door verhuurders Helmut & Christiane Seitz, Pöttmeser Straße 169, 86669 Klingsmoos, Germany. Zij maken deel uit van de huurovereenkomst tussen de verhuurder en de gast ("tenant").

§ 2 Boeking en Overeenkomst

Boekingen kunnen worden gedaan via the online booking system (easy-booking.at), by email to servus@das-lisal.at or by telephone. Het boekingsverzoek vormt een bindend aanbod. De huurovereenkomst komt tot stand na schriftelijke boekingsbevestiging by the landlord (by email).

§ 3 Huurprijzen

Prijzen zijn per nacht voor het gehele appartement (niet per persoon), inclusief eindschoonmaak, bed linen, towels, Wi-Fi, heating and utilities. Not included: lokale toeristenbelasting (Ortstaxe) as required by Tyrolean law, charged per person per night. Kinderen onder 15 jaar zijn vrijgesteld.

§ 4 Betaling

Een aanbetaling van 30% is verschuldigd binnen 7 dagen of booking confirmation. De resterende 70% is due ten minste 14 dagen voor aankomst. For bookings within 14 days of arrival, the full amount is due immediately. Betaling geschiedt per bankoverschrijving.

§ 5 Inchecken / Uitchecken

Inchecken: vanaf 15:00 uur. Uitchecken: vóór 10:00 uur. Different times may be arranged by prior agreement subject to availability. Late check-out without arrangement may incur an additional daily charge.

§ 6 Annulering door de Gast

Tot 30 dagen voor aankomst: gratis annulering. 29–14 dagen voor aankomst: 50% annuleringskosten. 13–1 dag voor aankomst of no-show: 90% kosten. Annuleringen moeten schriftelijk worden gedaan by email to servus@das-lisal.at.

§ 7 Annulering door de Verhuurder

De verhuurder kan zich terugtrekken in cases of overmacht, non-payment despite reminder, or materially false booking information. In case of overmacht, alle betalingen worden volledig terugbetaald.

§ 8 Registratieplicht

Under Austrian registration law (MeldeG), alle gasten moeten worden geregistreerd with the Municipality of Zell am Ziller. Gasten moeten een geldig identiteitsbewijs tonen (passport or identity card) upon arrival.

§ 9 Bezetting en Gebruik

Het appartement mag alleen worden bewoond by the number of persons stated at booking. Onderverhuur is niet toegestaan. The apartment is for residential and holiday purposes only.

§ 10 Huisdieren

Huisdieren zijn over het algemeen niet toegestaan. Uitzonderingen alleen na voorafgaande schriftelijke overeenstemming.

§ 11 Zorgplicht van de Huurder

De huurder moet het appartement and its inventory met zorg behandelen. Any damage must be reported immediately. The apartment must be left in broom-clean condition (dishes washed, rubbish disposed of, windows closed).

§ 12 Aansprakelijkheid van de Verhuurder

The landlord is liable for personal injury within legal requirements. For other damages, liability is limited to intent or gross negligence. No liability for personal valuables, bicycles, skis or vehicles.

§ 13 Huisregels

Rusttijden: 22:00 tot 07:00 uur. Roken is verboden inside the apartments. A cleaning surcharge of at least EUR 250 applies for smoking violations.

§ 14 Klachten

Gebreken tijdens het verblijf moeten onmiddellijk worden gemeld to allow remedy. Failure to report promptly may forfeit claims.

§ 15 Sleutels

Sleutels/toegangscodes worden bij het inchecken verstrekt. Lost keys must be reported immediately. The tenant bears the cost of lock replacement if keys are lost.

§ 16 Gegevensbescherming

Persoonsgegevens worden verwerkt in overeenstemming met ons Privacy Policy and GDPR.

§ 17 Toepasselijk Recht en Rechtsmacht

Oostenrijks recht is van toepassing, excluding UN sales law (CISG). For consumer disputes, jurisdiction is governed by the EU Brussels Regulation and Austrian Consumer Protection Act (KSchG). For business disputes, the competent court in Schwaz, Tyrol is agreed.

§ 18 Scheidbaarheidsbepaling

If any provision of these Terms and Conditions is or becomes invalid, the validity of the remaining provisions shall remain unaffected. In place of the invalid provision, a valid provision shall apply that most closely reflects the economic purpose of the invalid provision.

§ 19 Slotbepalingen

Wijzigingen en aanvullingen to the rental agreement and these Terms and Conditions moeten schriftelijk worden gedaan. This also applies to the waiver of this written form requirement. The current version of the Terms and Conditions is available on the website www.das-lisal.at.

As a mountain guide, I know every run – and here I share my personal favourites.

The Four Major Ski Areas at a Glance

The Zillertal unites four ski areas under one roof: the Zillertal Arena with 150 kilometres of piste between Zell am Ziller and Königsleiten, Mayrhofen-Hippach with the notorious Harakiri piste (78% gradient!), the family-friendly Ski & Gletsjer World Zillertal 3000 at the Hintertux Gletsjer, and Hochzillertal-Hochfügen-Spieljoch with modern lifts and wide carving runs. The Zillertal Superskipass grants access to all areas – one ticket, limitless possibilities.

Hidden Gems Away from the Main Pistes

If you're looking for something special, I recommend the Höhenfresser Tour in the Zillertal Arena: nearly 2,000 metres of altitude and 10 kilometres in one run – one of the longest descents in Austria. Start early in the morning and you'll often have the piste almost to yourself. Another hidden gem is night skiing at Spieljoch in Fügen: every Wednesday and Friday the slopes are illuminated, and the atmosphere under the starry sky is unforgettable.

💡 Insidertip: The Gerlosstein toboggan run is 7 km long and floodlit at night – the Gerlosstein cable car takes you comfortably to the top. A must-try experience!

Après-Ski and Mountain Hut Culture

After a day on the slopes, the traditional stop at a mountain hut is simply part of the experience. In Mayrhofen, après-ski bars like the Ice Bar and Brück'n Stadl offer live music and a buzzing atmosphere. For a cosier option, stop by one of the traditional alpine huts – the Wedelhütte at 2,350 metres offers not only fantastic food but also a panoramic view that leaves you speechless. And the Kristallhütte features the highest gourmet restaurant in the Zillertal.

Praktische Tips for Your Ski Holiday

The ski season in the Zillertal typically runs from early December to mid-April, and year-round at the Hintertux Gletsjer. Ski rental is available in every village – I recommend pre-booking equipment online to save precious time on your first day. Early-bird ski passes often offer savings: the Superskipass costs approximately €72 per day in high season, significantly less with multi-day packages.

Over 1,400 kilometres of marked hiking trails make the Zillertal one of the most versatile hiking regions in the Alps. From gentle strolls along the valley floor to scenic alpine meadow walks and challenging summit tours across more than 80 three-thousand-metre peaks – everyone finds their perfect route here.

The Olpererhütte – Austria's Most Famous Photo Spot

No hike in the Zillertal is as famous as the ascent to the Olpererhütte at 2,389 metres. The iconic suspension bridge above the turquoise Schlegeis reservoir is an absolute Instagram hotspot. The hike starts at the Schlegeis reservoir and takes approximately 1.5 hours. Start early in the morning to avoid crowds – the car park is accessible from 6 am.

The Berliner Höhenweg – For Experienced Mountaineers

The Berliner Höhenweg is considered one of the most beautiful multi-day hikes in the Alps. Over six to eight stages, you traverse the high-alpine landscape of the Zillertal Alps, stay overnight in traditional mountain huts and experience nature at its purest. Pushchair-friendly paths are mainly found around cable car stations – in summer, 11 mountain railways operate to make the ascent easier.

Best Equipment and Preparation

Sturdy hiking boots with profiled soles are essential – even on seemingly easy paths it can be slippery. Bring enough water (at least 1.5 litres per person), sun protection and a rain jacket. Weather conditions in the mountains can change quickly. Check with the tourist office or a mountaineering app each morning for current conditions.

At Gasthof Zellerstuben in the village centre, the Dengg family has been serving Tyrolean classics for generations: Kaspressknödel (cheese dumplings) in hearty beef broth, Tiroler Gröstl with fried egg and the legendary Kaiserschmarrn for dessert. The wood-panelled parlour exudes alpine charm. Another insider's favourite is the Brauerei Gasthof next to the Zillertal Beer Brewery – here the freshly tapped beer tastes especially good with homemade pork knuckle.

At the Fichtenschloss (Spruce Castle) on the Rosenalm in Zell am Ziller, children can play in an oversized treehouse – a highlight for 3 to 10-year-olds.

Ski School and Winter Fun

Zillertal ski schools enjoy an excellent reputation. At the Zell am Ziller ski school area, children from age 3 learn to ski through play – with magic carpets, children's carousels and plenty of patience from the instructors. After the lesson, the Gerlosstein toboggan run awaits – 7 km of sledging fun that excites adults too.

The Isskogel Trail in Gerlos is one of the most popular single trails in the region – flowing turns, moderate difficulty and a fantastic view of the surrounding peaks. Advanced riders head to the Wiesenalm Trail in Zell am Ziller: technically challenging with root passages and natural jumps. The trail starts at the Rosenalm cable car summit station.

E-Bike Tours for Leisure Riders

Not everyone wants to prove themselves on steep trails. E-bike tours along the Zillertal cycle path offer relaxed cycling through the entire valley – from Strass to Mayrhofen, mostly flat and perfect for families. Charging stations are found at all key points. E-bike rental starts at around €45 per day.

Hintertuxer Gletsjer – Het Hele Jaar Skiën

There's only one place in Austria where you can ski 365 days a year: the Hintertux Gletsjer. At up to 3,250 metres altitude, the eternal ice guarantees snow reliability all year round. As a mountain guide who has spent countless days here, I'll show you why the glacier is more than just a ski area.

Skiën on the Roof of Tyrol

The glacier ski area offers 60 kilometres of piste at altitudes between 1,500 and 3,250 metres. In summer, skiing is concentrated on the upper sections – perfect conditions for racing teams and ambitious skiers who don't want to interrupt their training. In winter, the descents open all the way to the valley. The Gefrorene Wand (Frozen Wall) at 3,250 m is the highest skiable point – the view across the Alps is breathtaking.

The Natuur Ice Palace

Hidden inside the glacier is a natural ice cave – the Natuur Ice Palace. On a guided tour, you discover ice stalactites, frozen lakes and waterfalls in a world of blue ice. The temperature is a constant -0.5°C regardless of the season. A fascinating experience for all age groups.

💡 Insidertip: The Spannagel Cave – Austria's highest show cave at 2,500 m – lies right next to the ski area and offers a unique geological journey through 500 million years of Earth's history.

Freeride and Deep Snow

For freeriders, the Hintertux Gletsjer is an El Dorado. Away from groomed pistes, wide powder slopes await – especially after fresh snowfall. Important: never go off-piste without avalanche equipment and local knowledge. Guided freeride tours offer safety and the best lines.

Gerlos and Königsleiten form its heart – with modern lift systems, a first-class snow park and the famous borderless descent that connects two federal provinces.

150 Kilometres of Piste for Every Taste

From gentle family runs to challenging black mogul pistes, the Zillertal Arena offers everything. Especially popular: the descent from Königsleiten with 1,930 metres of altitude difference – one of the longest runs in the Alps. The Krimml 10-seater gondola and new Arena Xpress ensure comfortable and fast transport.

The Arena Snow Park

The Gerlos Snow Park is among the best in Tyrol. Over one kilometre long, freestylers find kickers, rails, boxes and a halfpipe – divided into Easy, Medium and Pro lines. The park crew keeps obstacles in top condition, and regular events provide a great atmosphere.

💡 Insidertip: The Krimml Waterfalls – Europe's highest waterfalls at 380 metres – are reachable from Gerlos in 20 minutes by car and are a spectacular natural sight even in winter (partly frozen!).

Night Skiën and Events

Every Tuesday and Thursday, the floodlit piste in Gerlos is illuminated – night skiing with après-ski atmosphere until 9:30 pm. Regular events include the Arena Snow Fest, ski touring races and photo contests with attractive prizes.

Ranggeln (traditional wrestling), Goaßlschnalzen (whip cracking), a traditional costume parade, brass music and of course the Gauder Bock – an extra-strong festival beer – make the Gauderfest an unforgettable experience. Around 30,000 visitors celebrate for three days.

The Zell am Ziller Gold Mine

Gold has been mined in the Zillertal since the 16th century. At the Gold Mine in Zell am Ziller, you immerse yourself in mining history: tunnels, historic tools and the fascinating tale of the Zillertal gold rush. Children can try gold panning themselves – a highlight for the whole family.

Music and Heritage Museum

The Zillertal National Singers made the valley world-famous in the 19th century – their songs travelled as far as America. At the Heritage Museum in Zell am Ziller, you learn the story of these musical ambassadors. Today, the music tradition lives on in numerous square concerts and folk music evenings.

Bereikbaarheid Zillertal – Alle Wegen Leiden naar het Paradijs

Whether by car, train or plane – the Zillertal is easily accessible from all directions. As a travel expert, I'll show you the best connections, practical tips and how to turn even the journey into an experience.

By Car

Coming from Germany, take the A12 Inn Valley motorway to the Zillertal exit (at Wiesing) and you're in the valley within minutes. From Munich it's approximately 1.5 hours, from Salzburg around 2 hours. Tip: to save the Brenner Pass toll, take the toll-free route via the Achensee – scenically stunning and only 15 minutes longer. At Das Lisa'l, free parking spaces are available right at the house.

By Train – Including the Zillertalbahn

The ÖBB train station Jenbach is the gateway to the Zillertal and served by IC and Railjet trains. From Jenbach, take the legendary Zillertalbahn to Zell am Ziller (approximately 35 minutes). The narrow-gauge railway runs hourly and is an experience in itself – especially the historic steam train rides in summer. From Innsbruck main station, the journey to Jenbach takes just 20 minutes.

By Air

The nearest airport is Innsbruck (approximately 40 minutes by car). Further options: Munich (around 2 hours), Salzburg (around 2 hours) and Verona (around 3 hours). Getting Around Locally

In the Zillertal, you're well connected even without a car. The Zillertal transport services operate a dense bus network connecting all villages in the valley. With the Zillertal Activcard, public transport is free. Ski buses take you directly to the base stations of the ski areas.

Als Bergführer kenne ich jede Abfahrt – und verrate Ihnen hier meine persönlichen Favoriten.

Die vier großen Skigebiete im Überblick

Das Zillertal vereint vier Skigebiete unter einem Dach: die Zillertal Arena mit 150 Pistenkilometern zwischen Zell am Ziller und Königsleiten, Mayrhofen-Hippach mit der berüchtigten Harakiri-Piste (78% Gefälle!), das familienfreundliche Ski- & Gletscherwelt Zillertal 3000 am Hintertuxer Gletscher sowie das Hochzillertal-Hochfügen-Spieljoch mit modernen Liftanlagen und breiten Carvingpisten. Mit dem Zillertaler Superskipass haben Sie Zugang zu allen Gebieten – ein Ticket, grenzenlose Möglichkeiten.

Geheimtipps abseits der Hauptpisten

Wer das Besondere sucht, dem empfehle ich die Höhenfresser-Tour in der Zillertal Arena: knapp 2.000 Höhenmeter und 10 Kilometer am Stück – eine der längsten Abfahrten Österreichs. Früh morgens gestartet, hat man die Piste oft fast für sich allein. Ein weiterer Geheimtipp ist der Nachtskilauf am Spieljoch in Fügen: Jeden Mittwoch und Freitag werden die Pisten beleuchtet, und die Atmosphäre unter dem Sternenhimmel ist unvergesslich.

Over 1,400 kilometres of marked hiking trails make the Zillertal one of the most versatile hiking regions in the Alps. From gentle strolls along the valley floor to scenic alpine meadow walks and challenging summit tours across more than 80 three-thousand-metre peaks – everyone finds their perfect route here.

The Olpererhütte – Austria's Most Famous Photo Spot

No hike in the Zillertal is as famous as the ascent to the Olpererhütte at 2,389 metres. The iconic suspension bridge above the turquoise Schlegeis reservoir is an absolute Instagram hotspot. The hike starts at the Schlegeis reservoir and takes approximately 1.5 hours. Start early in the morning to avoid crowds – the car park is accessible from 6 am.

The Berliner Höhenweg – For Experienced Mountaineers

The Berliner Höhenweg is considered one of the most beautiful multi-day hikes in the Alps. At Gasthof Zellerstuben in the village centre, the Dengg family has been serving Tyrolean classics for generations: Kaspressknödel (cheese dumplings) in hearty beef broth, Tiroler Gröstl with fried egg and the legendary Kaiserschmarrn for dessert. Nach einer kurzen Gondelfahrt erwartet die Kinder ein riesiger Abenteuerspielplatz mit Wasserspielbereich, Klettermöglichkeiten und Barfußpfad. Die Wanderwege sind kinderwagentauglich und führen durch blühende Almwiesen. Child-Friendly Hikes

The Spieljoch Family Park in Fügen is a paradise for little explorers. After a short gondola ride, children find a huge adventure playground with water play area, climbing facilities and barefoot trail. The hiking paths are pushchair-friendly and lead through blooming alpine meadows. At the Fichtenschloss (Spruce Castle) on the Rosenalm in Zell am Ziller, children can play in an oversized treehouse – a highlight for 3 to 10-year-olds.

Ski School and Winter Fun

Zillertal ski schools enjoy an excellent reputation. At the Zell am Ziller ski school area, children from age 3 learn to ski through play – with magic carpets, children's carousels and plenty of patience from the instructors. After the lesson, the Gerlosstein toboggan run awaits – 7 km of sledging fun that excites adults too.

Rainy Day Activities

Der Isskogel Trail in Gerlos zählt zu den beliebtesten Singletrails der Region – flowige Kurven, moderate Schwierigkeit und ein fantastischer Blick auf die umliegenden Gipfel. Fortgeschrittene Biker zieht es zum Wiesenalm Trail in Zell am Ziller: technisch anspruchsvoll, mit Wurzelpassagen und natürlichen Sprüngen. Der Trail startet an der Bergstation der Rosenalmbahn.

E-Bike-Touren für Genießer

Nicht jeder möchte sich auf steilen Trails beweisen. E-Bike-Touren entlang des Zillertal Radwegs bieten gemütliches Radfahren durch das gesamte Tal – von Strass bis Mayrhofen, weitgehend flach und perfekt für Familien. Ladestationen finden Sie an allen wichtigen Punkten. Den E-Bike-Verleih gibt es ab ca. 45 € pro Tag.

The Zillertal has developed into one of Tyrol's top mountain biking destinations in recent years. The Bike Arena Zillertal encompasses over 800 kilometres of cycling paths and trails for all ability levels. As a mountain guide and passionate biker, I share my best routes here.

The Best Trails at a Glance

The Isskogel Trail in Gerlos is one of the most popular single trails in the region – flowing turns, moderate difficulty and a fantastic view of the surrounding peaks. Advanced riders head to the Wiesenalm Trail in Zell am Ziller: technically challenging with root passages and natural jumps. The trail starts at the Rosenalm cable car summit station.

E-Bike Tours for Leisure Riders

Not everyone wants to prove themselves on steep trails. E-bike tours along the Zillertal cycle path offer relaxed cycling through the entire valley – from Strass to Mayrhofen, mostly flat and perfect for families. Charging stations are found at all key points. E-bike rental starts at around €45 per day.

Die schönsten Winterwanderwege

Der Winterwanderweg durchs Wimmertal ab der Zillertal Arena ist ein Klassiker: sanft ansteigend, durch verschneite Wälder und mit herrlichen Ausblicken auf die umliegenden Gipfel. Die Strecke ist etwa 5 Kilometer lang und auch für Anfänger bestens geeignet. Ebenso empfehlenswert: der Höhenweg Aschau mit Panoramablick über das gesamte Tal.

Schneeschuhwandern – Ein besonderes Erlebnis

Wer die unberührte Natur abseits der Wege erleben möchte, probiert Schneeschuhwandern. Geführte Touren werden von lokalen Bergführern angeboten und führen durch tiefverschneite Wälder und über stille Almwiesen. Die Ausrüstung kann vor Ort geliehen werden – eine Einführung ist bei den geführten Touren inklusive.

The winter hiking trail through the Wimmertal from the Zillertal Arena is a classic: gently ascending through snowy forests with magnificent views of surrounding peaks. The route is approximately 5 kilometres long and perfectly suited for beginners. Equally recommended: the Aschau High Trail with panoramic views over the entire valley.

Snowshoe Hiking – A Special Experience

Those wanting to experience untouched nature away from marked paths should try snowshoe hiking. Guided tours are offered by local mountain guides and lead through deeply snow-covered forests and across quiet alpine meadows. Equipment can be rented locally – an introduction is included in guided tours.

Es gibt nur einen Ort in Österreich, an dem Sie 365 Tage im Jahr Ski fahren können: den Hintertuxer Gletscher. Auf bis zu 3.250 Metern Höhe garantiert das ewige Eis Schneesicherheit das ganze Jahr über. Als Bergführer, der hier unzählige Tage verbracht hat, zeige ich Ihnen, warum der Gletscher mehr als nur ein Skigebiet ist.

Skifahren auf dem Dach Tirols

Das Gletscherskigebiet bietet 60 Pistenkilometer auf Höhen zwischen 1.500 und 3.250 Metern. Im Sommer konzentriert sich der Skibetrieb auf die oberen Abschnitte – perfekte Bedingungen für Rennteams und ambitionierte Fahrer, die ihr Training nicht unterbrechen wollen. Im Winter öffnen sich die Abfahrten bis ins Tal. Die Gefrorene Wand auf 3.250 m ist der höchste befahrbare Punkt – der Blick über die Alpen ist atemberaubend.

Der Natur Eis Palast

Im Inneren des Gletschers verbirgt sich eine natürliche Eishöhle – der Natur Eis Palast. Bei einer geführten Tour entdecken Sie Eisstalaktiten, gefrorene Seen und Wasserfälle in einer Welt aus blauem Eis. Die Temperatur beträgt konstant -0,5°C, unabhängig von der Jahreszeit. Ein faszinierendes Erlebnis für alle Altersgruppen.

Hintertux Glacier – Year-Round Ski Area

There's only one place in Austria where you can ski 365 days a year: the Hintertux Glacier. At up to 3,250 metres altitude, the eternal ice guarantees snow reliability all year round. As a mountain guide who has spent countless days here, I'll show you why the glacier is more than just a ski area.

Skiing on the Roof of Tyrol

The glacier ski area offers 60 kilometres of piste at altitudes between 1,500 and 3,250 metres. In summer, skiing is concentrated on the upper sections – perfect conditions for racing teams and ambitious skiers who don't want to interrupt their training. In winter, the descents open all the way to the valley. The Gefrorene Wand (Frozen Wall) at 3,250 m is the highest skiable point – the view across the Alps is breathtaking.

The Nature Ice Palace

Hidden inside the glacier is a natural ice cave – the Nature Ice Palace. On a guided tour, you discover ice stalactites, frozen lakes and waterfalls in a world of blue ice. The temperature is a constant -0.5°C regardless of the season. A fascinating experience for all age groups.

💡 Insider Tip: The Spannagel Cave – Austria's highest show cave at 2,500 m – lies right next to the ski area and offers a unique geological journey through 500 million years of Earth's history.

Freeride and Deep Snow

For freeriders, the Hintertux Glacier is an El Dorado. Away from groomed pistes, wide powder slopes await – especially after fresh snowfall. Important: never go off-piste without avalanche equipment and local knowledge. Guided freeride tours offer safety and the best lines.

Die Zillertal Arena zwischen Zell am Ziller und Königsleiten ist mit 150 Pistenkilometern das größte zusammenhängende Skigebiet des Zillertals. Gerlos und Königsleiten bilden dabei das Herzstück – mit modernen Liftanlagen, einem erstklassigen Snowpark und der berühmten Grenzenlos-Abfahrt, die zwei Bundesländer verbindet.

150 Pistenkilometer für jeden Geschmack

Von der sanften Familienabfahrt bis zur schwarzen Buckelpiste bietet die Zillertal Arena alles. Besonders beliebt: die Dorfgastein-Abfahrt von Königsleiten mit 1.930 Höhenmetern – eine der längsten Abfahrten der Alpen. Die 10er-Gondelbahn Krimml und der neue Arena Xpress sorgen für komfortablen und schnellen Transport.

Der Arena Snowpark

Der Snowpark Gerlos gehört zu den besten in Tirol. Auf über einem Kilometer Länge finden Freestyler Kicker, Rails, Boxen und eine Halfpipe – unterteilt in Easy, Medium und Pro Line. Die Park-Crew hält die Obstacles in Top-Zustand, und regelmäßige Events sorgen für Stimmung.

💡 Insider-Tipp: Die Krimmler Wasserfälle – Europas höchste Wasserfälle mit 380 Metern – sind von Gerlos aus in 20 Autominuten erreichbar und auch im Winter ein spektakuläres Naturschauspiel (teilweise gefroren!).

Jeden Dienstag und Donnerstag wird die Flutlichtpiste in Gerlos beleuchtet – Nachtskilauf mit Après-Ski-Stimmung bis 21:30 Uhr. Dazu kommen regelmäßige Events wie das Arena Snowfest, Skitourenrennen und Fotocontests mit attraktiven Preisen.

The Arena Snow Park

The Gerlos Snow Park is among the best in Tyrol. Over one kilometre long, freestylers find kickers, rails, boxes and a halfpipe – divided into Easy, Medium and Pro lines. The park crew keeps obstacles in top condition, and regular events provide a great atmosphere.

Night Skiing and Events

Every Tuesday and Thursday, the floodlit piste in Gerlos is illuminated – night skiing with après-ski atmosphere until 9:30 pm. Regular events include the Arena Snow Fest, ski touring races and photo contests with attractive prizes.

Seit dem 16. Jahrhundert wurde im Zillertal Gold abgebaut. The Gauderfest – Tyrol's Largest Folk Festival

Every May, Zell am Ziller transforms into one great festival mile. The Gauderfest is Tyrol's largest and oldest folk festival with a tradition dating back to 1392. Ranggeln (traditional wrestling), Goaßlschnalzen (whip cracking), a traditional costume parade, brass music and of course the Gauder Bock – an extra-strong festival beer – make the Gauderfest an unforgettable experience. Around 30,000 visitors celebrate for three days.

The Zell am Ziller Gold Mine

Gold has been mined in the Zillertal since the 16th century. At the Gold Mine in Zell am Ziller, you immerse yourself in mining history: tunnels, historic tools and the fascinating tale of the Zillertal gold rush. Children can try gold panning themselves – a highlight for the whole family.

Music and Heritage Museum

The Zillertal National Singers made the valley world-famous in the 19th century – their songs travelled as far as America. At the Heritage Museum in Zell am Ziller, you learn the story of these musical ambassadors. Today, the music tradition lives on in numerous square concerts and folk music evenings.

Mit dem Auto

Aus Deutschland kommend fahren Sie über die A12 Inntalautobahn bis zur Ausfahrt Zillertal (bei Wiesing) und sind in wenigen Minuten im Tal. Von München sind es ca. 1,5 Stunden, von Salzburg rund 2 Stunden. Tipp: Wer die Maut für den Brennerpass sparen möchte, nimmt die mautfreie Route über den Achensee – landschaftlich wunderschön und nur 15 Minuten länger. Am Lisa'l stehen Ihnen kostenlose Parkplätze direkt am Haus zur Verfügung.

Mit der Bahn – Inklusive Zillertalbahn

Der ÖBB-Bahnhof Jenbach ist der Zugang zum Zillertal und wird von IC- und Railjet-Zügen bedient. Von Jenbach fahren Sie mit der legendären Zillertalbahn weiter nach Zell am Ziller (ca. 35 Minuten). Die Schmalspurbahn verkehrt stündlich und ist an sich schon ein Erlebnis – besonders die historischen Dampfzugfahrten im Sommer. Ab Innsbruck Hauptbahnhof dauert die Fahrt nach Jenbach nur 20 Minuten.

Getting to the Zillertal – All Roads Lead to Paradise

Whether by car, train or plane – the Zillertal is easily accessible from all directions. As a travel expert, I'll show you the best connections, practical tips and how to turn even the journey into an experience.

By Car

Coming from Germany, take the A12 Inn Valley motorway to the Zillertal exit (at Wiesing) and you're in the valley within minutes. From Munich it's approximately 1.5 hours, from Salzburg around 2 hours. Tip: to save the Brenner Pass toll, take the toll-free route via the Achensee – scenically stunning and only 15 minutes longer. At Das Lisa'l, free parking spaces are available right at the house.

By Train – Including the Zillertalbahn

The ÖBB train station Jenbach is the gateway to the Zillertal and served by IC and Railjet trains. From Jenbach, take the legendary Zillertalbahn to Zell am Ziller (approximately 35 minutes). The narrow-gauge railway runs hourly and is an experience in itself – especially the historic steam train rides in summer. From Innsbruck main station, the journey to Jenbach takes just 20 minutes.

By Air

The nearest airport is Innsbruck (approximately 40 minutes by car). Further options: Munich (around 2 hours), Salzburg (around 2 hours) and Verona (around 3 hours). Getting Around Locally

In the Zillertal, you're well connected even without a car. The Zillertal transport services operate a dense bus network connecting all villages in the valley. With the Zillertal Activcard, public transport is free. Ski buses take you directly to the base stations of the ski areas.
